The Manitou Springs Masonic Temple at 455 El Paso Blvd. recently sold for $450,000, according to a news release sent by NAI Highland LLC in Colorado Springs.
The sale of the 6,644-square-foot building included 1.04 acres. The south section of the land fronts Manitou Avenue and has Fountain Creek flowing through it.
The current occupant is the Manitou Lodge #68 AF&AM of Colorado, a fraternal organization.
The seller was the Manitou Masonic Temple Building Assoc., and the buyer was Astride A Starship LLC. Built in 1953, the building is listed with the El Paso County Assessor’s office as being exempt from property taxes because of its charitable status.
Brendan Clarke of NAI Highland LLC was both the listing agent and selling agent.
Astride is a property management company based in Fort Collins with properties there, Loveland and Manitou Springs. In Manitou, the company owns the building at 819 Manitou Blvd. that houses apartments and a restaurant built in 1951 and the apartments at 477 El Paso Blvd. Those were built in 1963.
Regarding the Masonic Temple building, Regional Property Manager Donna Howard said Astride ownership has made no decisions as to its plans for the property. Howard said Astride will honor the lease with the current occupants. The lease expires Dec. 31.
